The City of Goodyear last week approved the final plat for a 38-acre parcel in Estrella Mountain Ranch that will be subdivided into lots for 106 single-family homes.
Newland Communities, current owner of Estrella, requested the approval so it can begin preparations to market the site, known as Parcel 9.8, as a “shovel-ready” property to a single family residential home builder.
The property is located on the north side of West Calistoga Drive, west of South 184th Avenue. Improvements to the land and implementation of water, sewer and other infrastructure development will now move into the permitting phase.
Under the details of the request, the subdivision will feature 13 open space, landscape and drainage tracts, creating an open space total of 9.9 acres or roughly 26 percent of the total parcel. Amenities to be built at site will include a pocket park with a shaded “tot lot” and a ramada.
Lots on the property will range from 7,000 sq ft up to 15,000 sq ft. Minimum lot size was listed as 7,200 sq ft with 60’ widths and 120’ depths.
No timeline to begin site development has been established.
