Home Buyers, purchase a home with Local Area Real Estate Brokers, Tony & Cassie Sherman at Arizona Team Realty and receive a Buyer Rebate equal to 30% of the Buyer Broker’s commission at closing. Whether buying a Resale Home listed in the MLS (Multiple Listing Service) or New Home Construction, a Buyer Rebate can help reduce your out of pocket costs associated with purchasing a home. This can be in addition to closing cost assistance being offered from a Seller/Home Builder. (With New Home Construction, be sure to have on of us with you when you first visit the home builder’s sales office in order to comply with their Buyer Broker registration policy).
What exactly is a Buyer Rebate?
A Buyer Rebate is a dollar amount/credit typically refunded to the Home Buyer from the Buyer Agent/Broker Commission, at the close of Escrow. In Arizona, Home Buyer Rebates are legal and you can read more about Buyer Rebates at the United States Department of Justice website. While Buyer Rebates are legal in Arizona, HUD (Federal Department of Housing and Urban Development) prefers Buyer Rebates show up on your final settlement statement as a credit, typically toward your closing costs. A credit toward your closing costs will reduce your out of pocket expenses.
Here are some examples of Buyer Rebates based on Home Sales Price and a 3% Commission received by the Buyer’s Broker:
- $150,000 Home Purchase – Rebate Amount = $1,350.00
- $300,000 Home Purchase – Rebate Amount = $2,700.00
- $500,000 Home Purchase – Rebate Amount = $4,500.00
- $750,000 Home Purchase – Rebate Amount = $6,750.00
As Owners/Brokers of Arizona Team Realty, while we are happy to offer a Buyer Rebate to a Home Buyer, we are not willing to reduce the level of service we are known for when representing Home Buyers through the Home Purchase process. This means we provide complete buyer representation. You can expect us to still show you homes of interest, write offers, negotiate on your behalf, coordinate home inspections, communicate with your lender and title company and be at your side, representing your interests all the way through closing.
To be eligible to receive your Buyer Rebate, be sure to inquire about Buyer Rebates when you find a home of interest and prior to us making an offer on a home for you.
